What You’ll Do: Perform collection calls on delinquent mortgage/equity loans Act as a single point of contact and perform collection activity on delinquent residential mortgage loans.
Responsible for educating members on alternatives to foreclosure, with the objective of retaining home ownership and preventing credit union losses.
Contact third parties; such as, relatives of the delinquent member, references, employers, creditors, or access credit bureaus for the purpose of locating a member.
Utilize skip tracing tools; such as, Accurint, 411, social media, etc.
Act as liaison with HomeSafe Georgia and assist members with the application process.
Comply with all applicable laws and regulations Ensure compliance with all Investor Guidelines, State and Federal regulations related to real estate loans.
Remain current with Investor Guideline changes via webinars, online research, email notifications, etc.
If there are changes with Investor Guidelines, revise processes with the approval of management.
Comply with bankruptcy laws, collection laws (such as FDCPA, when applicable), other relevant regulations (such as SCRA), as well as credit union policies and procedures.
Assist with Loss Mitigation Options Send Loss Mitigation Applications (LMA), Early Intervention Notices, and any other notifications in order to comply with current regulations.
Ensure Loss Mitigation Application (LMA) documents are completed and reviewed in a timely manner Assist members with Loss Mitigation Options (LMO) by interviewing and determining the member’s financial ability, intent, and reason for default.
Analyze financial statements, tax returns, credit reports and property value in order to recommend the most feasible and appropriate workout option for the member.
Submit requests to MI Company or Investor for approval or denial of the proposed Loss Mitigation Option (LMO).
Recommend appropriate Loss Mitigation Option (LMO) to management for approval and follow up with acceptance offer for member.
Utilize FNMA systems to notate status of delinquency, apply for fee reimbursements and request modification approval; such as, SMDU, HSSN, VMS, and Loansphere invoicing.
Follow up with Accounting, Mortgage, and Investors to ensure the appropriate file maintenance was completed after a modification or repayment plan was processed.
Manage third party vendor relationships Request property inspections, appraisals, BPO’s from third party vendors who may be involved in the inspection or evaluation of property.
Assign delinquent mortgages to credit union attorney for foreclosure with approval of management.
General Department Responsibilities Receive incoming and/or perform outbound collection calls to members to encourage them to make payments/cure outstanding delinquent balances on their account Serve as the back-up to the Property Recovery Specialist.
Work Saturday shift as required by the Collections Department rotating schedule.
Prepare legal documentation when needed and ensure correct records and information is prepared to pursue collection of accounts through the court or to protect the interests of the credit union.
Post all moneys/payments each month from individuals.
Utilize all available methods, including on-line systems and other resources, to perform skip tracing on members with delinquent accounts or research member records for location information.
Process proposals from approved financial counseling agencies or court entities.
Provides world-class member service to achieve desired quality assurance rating.
Perform all other related assignments / projects as requested by management.

Experience in servicing second market mortgage loans.
Knowledge and Job Performance Requirements: Strong computer skills, including proficiency in Word and Excel.
Must have excellent communication skills (oral and written) and research skills.
Ability to handle multiple tasks and cope with interdepartmental nature of the position.
Knowledge of the laws governing collection of delinquent accounts, including Fair Debt Collection Practices Act and Service Member’s Civil Relief Act.
Capability of designing and implementing payment plans for members.
Strong knowledge and awareness of interdepartmental processes and procedures relating to all collections processes.
Understanding of collection’s related legal terms and the ability to exercise good judgment when negotiating with various individuals and agencies regarding Robins Financial collateral or recoveries (i.
e.
, attorney’s, insurance agencies, contractors, real estate agents, repossession agencies).
Knowledge of credit union loan policies, Security Deeds, modification agreements and other loan disclosures.
Knowledge of state and federal laws governing foreclosure and property disposal procedures.
Knowledge of Investor Guidelines related to real estate loans serviced by the credit union.
Extensive knowledge of the regulations, practices, and processes governing delinquent mortgages, bankruptcies, and judgments.
